What Makes a Good
Agent?
If you are one of the many buyers looking for prebuild
condos in Etobicoke, your first concern will be to get the best possible real
estate agent for your quest. All of them will, of course, have professional
accreditation and training. But beyond than that, in the competitive condo
market, the first quality you need is experience. Get an agent who can guide you from start to
finish in the search for the right home – or investment property. The agent
should be prepared to give you references – lots of them.
In a city as diverse as Toronto, here’s another idea: find
an agent who speaks your language! That’s not an odd consideration because the
condo search all boils down to communication. The market is time sensitive and
you need to be on the same page as your agent – all the time. You don’t want
communication hiccups to stand in the way of moving quickly on a property. And
you need your agent to stay in constant contact with you.
Get a listener. You need the agent to understand exactly
what your goals are – and to ask you the right questions about going forward.
What is your motivation behind buying – or selling – and your time frame?
Investing in GTA
Mississauga Prebuild Condos
On the western end of the Greater Toronto Area (GTA) several
condo developments are creating a great deal of excitement. Mississauga, just
west of Toronto and adjacent to Lester Pearson Airport, is adding a number of
stunning additions to its town centre. The city already boasts a wide range and
evolution of architecture
within its borders, leading up to the futuristic designs of the present.
Foremost of the new projects is M City. The master-planned
community in the city centre is using iconic and daring architecture
characterized by futuristic design. Ample public parkland is also part of the
developments plan.
M City is close to a number of amenities that make condos
attractive both to owner-residents and renters. Sheridan College is close by,
as well as an array of restaurants and cafes which reflect Mississauga’s
multicultural heritage with their wide-ranging cuisine. City Hall and the
Central Library are right across the street. And the centre has easy access to
bus and GO transit routes, as well as major highways and the airport.
Highrise Or Midrise? – The Choice Is Yours
The M City development is notable for its size but many
condo developments are smaller, boutique or mid-rise in height. Smaller scale
projects can be appealing to buyers because they often offer an increased
feeling of "being on the street” or part of a neighbourhood. This is worth
considering if you are leaving a single family home where you enjoyed the
street access (but likely not the upkeep!) Something as simple as pet ownership
could ultimately be your deciding criteria; how easy will it be to get Fido out
for his walks if you are a few dozen floors up?
Often smaller buildings don’t
have the same amenities as a larger building; if a pool, spa or gym are not
important to you – it may be wise to think small. Due your own due diligence, but
also find a condo realtor who listens to your concerns can help you choose.
